What do I need to know before I buy land to build a home?We highly recommend utilizing the services of a licensed realtor in your search for the right lot. If you do not have one we do have one on our team. They can help you determine the suitability of the property and answer key questions that can affect the cost of your build. Are there utilities available (water, sewer, gas, electric, internet)? Is there approved road access? Is there a building permit available? What are the potential property taxes? Location is a key element in your new home project.

Will I need a contruction loan?One-time construction loans are a great option for those needing financing for a custom build. Getting pre-qualified for a construction loan is a great first step. We have partnered with local financial institutions that can provide you a product to fit your needs.

What are the size of homes you build?While we don't necessarily have a square footage minimum or maximum, most of our homes range between 2500 and 7000 square feet.

Should I bring my own plans ready to build or design with you?Zion Brother's is a design-build firm. We believe when one entity has sole responsibility from start to finish your project benefits from increased communication, faster problem-solving, construction friendly design, retained information that solidifies expectations, higher responsibility that elevates standards and higher overall project-owner satisfaction. If you do not find a good fit for you within our library of floor plans we can work on designing a floor plan just for you. Often homeowners bring us a floor plan that can serve as a starting point or inspiration and we can create a home designed just for you.

What about basements?When comparing the cost of a basement level to a second-story level basements are more expensive in Arizona. Our winter weather is relatively mild which reduces the foundation depth requirements in comparison to other strates. That means we need to dig much deeper and pour more concrete for a basement comparatively. However, other factors can contribute to the suitability of a basement, including sloped lots. We would love to discuss which options will work best for you.

How much is the cost to build?There are hundreds of variables at play affecting cost when designing and building a new home. Because of this, we don't have a set price per square foot that we charge. We work closely with you from the start to determine how to get the most out of your budget. Waltman Homes can provide an estimated price range once a floor plan is selected and general finish level is determined.

Do I need to hire a designer?In regards to remodals we recommend hiring an interior designer. We have interior designers whom we recommend working with.

What is the typical construction timeline?Zion Brothers works to build your home as efficiently as possible without sacrificing quality. From the time we pour the foundation, barring weather or trade delays, we estimate a 6-7 month actual construction time. This can vary depending on the size and complexity of the project.

Do I need homeowner's insurance during construction?Zion Brothers provides Builder's Risk insurance policy to protect your home while under construction.

How do we communicate during construction?Our project managers understand the importance of consistent communication. We have implemented an online software tool that will allow you to communicate with our entire team throughout the project. Project information can be accessed via our computer or phone anytime. You will also have scheduled meetings with your project manager at your home during construction to maintain your vision throughout the project.

Can I visit my home while it is under construction?Yes, you can visit your new home during construction. We do regular visits with you throughout the home building process. We do ask you try to visit after hours to help prevent any disruptions to work during regular hours.

Do you provide a home warranty?We provide a 1 year finish warranty for our new home builds.
